Big news… Bromeliad Homes is officially heading to Kentucky! We purchased a property in Frankfort, the state capital and the heart of bourbon country. Nestled in the Kentucky River between Louisville and Lexington, it is famously home to the award-winning Buffalo Trace Distillery as well as historic sites like the Kentucky State Capitol.
Over the last few years, we’ve loved welcoming guests to our homes in Asheville and Milwaukee, but our curious spirit kept pushing us to explore new areas to expand our portfolio. One thing that caught our attention is that the Kentucky Bourbon Trail is the #1 tourist attraction in the Blue Grass State – it spans over 40 distilleries from Louisville to Bardstown, and attracts over 1 million visitors annually! This area has so much charm, history, tradition and natural beauty. The Kentucky River crosses Frankfort bringing water attractions, natural beauty, lush walking trails, and good water for bourbon making. It’s about 35 minutes from the Lexington Airport, and about a 50 min drive from Louisville.
We purchased a Historic Victorian home in Frankfort’s Historic District, just 3 blocks from the State Capitol and about 4 blocks from Andy’s Artisan Bread, a local favorite. Their croissants, cookies, and natural fermentation bread are amazing. And, yes, their coffee is great too. The property is only about a 10 minute drive from Buffalo Trace Distillery, making it super convenient for the bourbon aficionados. There are definitely many positives, AND (not but)….the property has tons of deferred maintenance and needs some serious love. We have onboarded our design team and are in the process of figuring out what we can and cannot do here, permits, etc., and will spend the next few months working on it. The creative juices are flowing and we can’t wait to get started!

These photos capture both the charm and the potential of the house. The original fireplace may no longer be functional, but it remains a beautiful focal point full of character. The hardwood floors and vintage wallpaper have held up remarkably well, preserving the home’s unique history and personality.
Not every space is in the same condition, though. The attic has seen better days, and the basement is definitely a little intimidating at the moment. Still, we’re looking beyond what it is today. We have a big vision for this home, and these spaces are just waiting to be transformed.
